Is all mold bad?
The answer to that question is. . no (but certain molds definitely. . yes)! Mold is part of the “Fungi” kingdom which is one life’s 5 kingdoms. It is found everywhere. It makes up 25% of the earth’s biomass. It would be impossible for our environment to operate as fungi is what breaks down leaves, twigs, and other dead plants. Can you imagine if leaves never decayed?? What a pile that would make! Can you completely get away from all molds. Not likely.
Are certain molds really a health risk?
Definitely yes!!! There are several molds that need to be minimized or eliminated from inside our homes. These molds can produce mycotoxins which cause numerous health problems.
Melissa Sprouse Browne, of Real Estate School of South Carolina points out; “Mold can cause a wide variety of medical conditions that are detrimental to your health. Some people may have an allergic reaction to mold, while others aren’t affected at all.”
Why is this so? Because everyone has their own unique immune system. Some people have strong immune systems and other not. Specifically, the very young, the very old, and those with immune compromised systems (under going chemo, or having other anti-immune issues) are the most “at risk” groups.
How can I know if I have “bad mold” in my house?
Through a qualified mold professional’s inspection and testing. There are several types of black mold. Black mold has been noted for severe health problems but specifically stachybotrus mold should be dealt with promptly to avoid health complications. There have been numerous litigations involving this mold. Technically speaking just a visible inspection is not enough. One cannot identify mold genus by a visible inspection. IF someone comes to your home and says otherwise – get the facts. Only a qualified lab can give you a report which you can rely on to make an intelligent decision. Insist on seeing the report along with an explanation of it.
If I am selling my house and I know it has mold am I liable for it?
Yes! Especially if you are aware of the mold and do not disclose it you can have liability. If your realtor is aware and doesn’t disclose it they may be as well.
